Set out below is an indicative range of our fees for sales and purchases of up to £2 million and covers all the work required to complete the purchase or sale of your home INCLUDING the work, where we are instructed on a sale, in acting on behalf of the mortgage lender in the redemption of one existing mortgage or where mortgage finance is required for a purchase, acting in the granting of that mortgage. On a purchase, our fee also covers the work dealing with the registration of your Title at the Land Registry and the payment of Stamp Duty Land Tax (SDLT) if the property is in England or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

FEE SCALE FROM JANUARY 2019
All fees are exclusive of VAT and disbursements. VAT will be charged at the prevailing rate, currently 20%
Please note that if you purchase a property using a Help to Buy ISA there will be an additional legal fee of £50.00 plus VAT. If you obtain funding for your purchase from the Homes and Communities Help to Buy Scheme there will be an additional legal fee of £250.00 plus VAT

DISBURSEMENTS

 

Disbursements are costs related to your matter that are payable to third parties. We handle the payment of the disbursements on your behalf to ensure a smoother process. (If you are buying a leasehold property there are certain disbursements which will be set out in the individual lease relating to the property. Until we see the lease in question we cannot say what these particular disbursements will be.)  The disbursements which we anticipate will apply are set out below. This list is not exhaustive and other disbursements may apply. Those marred with * will be subject to VAT.

How long will my house sale or purchase take?

How long it will take from you making/accepting an offer until you can move into or out of your house will depend on a number of factors, not least the number of other parties involved in the "chain". The average sale/purchase takes between 10 - 12 weeks to complete.  From our experience however,  if the chain involves more than four parties then this average time is likely to be exceeded.

Our fees assume that:

  • This is standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title   which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  • That all parties to the transaction co-operate and there is no unreasonable delay from third parties providing   documentation/information
  • That no indemnity policies are required. Additional disbursements may apply if indemnity policies are required
