The Solicitors Regulation Authority (SRA) require us to publish our fee structure for the services we offer on our website. However no property transaction is ever the same, therefore we offer every new client an up-front quote before work commences.

We are proud to never pay for referrals from Estate Agents, we rely on our positive reputation and excellent customer service to meet new clients. This also means that we can offer competitive pricing and fixed fees. There are no hidden costs or surprise bills.

Pricing
Below is an indicative range of our fees for sales & purchases up to the value of £2million.
What's included?

Where we are instructed on a sale, in acting on behalf of the mortgage lender in the redemption of one existing mortgage or where mortgage finance is required for a purchase, acting in the granting of that mortgage.

Where we are instructed on a purchase, our fee also covers the work dealing with the registration of your Title at the Land Registry and the payment of Stamp Duty Land Tax (SDLT) if the property is in England or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

All work, meetings and reports required for us to complete the transaction.
What's not included?

VAT, which will be charged at the prevailing rate (currently 20%)

Disbursements – such as banking fees, search fees, land registry fees and registration.

If you are purchasing a property using a Help to Buy ISA there will be an additional legal fee of £50.00+VAT.

If you obtain funding for your purchase from the Homes and Communities Help to Buy Scheme there will be an additional legal fee of £250.00 plus VAT.

There may be additional charges if you are selling your property as part of a divorce and require multiple mortgages or splitting of funds.
Assumptions
Please note that the fees will vary according to specific factors including, for example, the value of the property, the nature of the mortgage you are taking, the location of the property, whether any part of the purchase price comprises a gift, what searches might be advisable and the land associated with the property.
These fees vary from property to property and can on occasion be significantly more than the ranges given below. We can give you an accurate figure once you have completed our quotation request form.
Our fee assumes that: a. this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction b. this is the transfer of an existing registered title and not a newly created title (eg as with a newly built property)the transaction is concluded in a timely manner and no unforeseen complication arise c. all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation d. no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Example Disbursments
Disbursements are costs related to your transaction that are payable to third parties. We handle the payment of those disbursements on your behalf to ensure a smoother process. The disbursements we anticipate are set out below. This list is not exhaustive and other disbursements may apply depending on your property.

NB: If you are buying a leasehold property there are certain disbursements which will be set out in the individual lease relating to the property. Until we see the lease in question we cannot always say what these particular disbursements will be.
